Real Estate Management CAPEX Controller (Maternity Cover)

Tasks & Responsibilities

• CAPEX & Portfolio Control: Oversee financial aspects, budgets, forecasts, and cash flow projections for corporate real estate assets, including building construction, refurbishments, leasehold improvements, office upgrades, and sustainability investments (e.g., solar installations, energy efficiency, H&S).

• Investment Governance & Approval Tracking: Manage investment approvals using systems such as SAP, FORMA, or internal governance platforms; track approved vs. committed vs. actual spend, forecast at completion, and asset category breakdowns.

• Reporting & Dashboard Management: Maintain and leverage portfolio-level CAPEX reporting and management dashboards (e.g., FORMA / Power BI) to track project status, milestones, and regional CAPEX performance.

• Accounting & Compliance: Ensure full alignment with relevant accounting standards (e.g., lease accounting under IFRS 16 / ASC 842), financial policies, internal controls, and tax regulations; support annual audit processes for real estate financial statements.

• Financial Due Diligence & Strategic Analysis: Conduct financial evaluations for potential real estate acquisitions, disposals, and lease agreements, providing clear insights and recommendations to senior management.

• Stakeholder Collaboration: Liaise closely with internal stakeholders (Legal, Tax, Treasury, Facilities Management) and external parties (auditors, property managers) to optimize financial processes and drive operational efficiency.
  
   

Qualifications & Requirements (Must-Haves)

• Education: Bachelor’s degree in Accounting, Finance, Real Estate Management, or a related field.

• Professional Experience: 5–8 years of progressive experience in real estate financial controlling, preferably within a large multinational corporation or real estate investment environment.

• Technical & Accounting Expertise: Strong knowledge of real estate accounting principles (including IFRS 16 / ASC 842), property valuation, and financial modeling.

• Systems & Tool Proficiency: Proficiency in financial reporting tools and advanced MS Excel. Experience with SAP or major ERP systems.

• Language Skills: Professional business fluency in both German and English (written and spoken) is required.

• Personal Attributes: Strong analytical and problem-solving skills, high integrity, detail orientation, and the ability to manage multiple priorities in a fast-paced environment.
  
   

Desirable Skills (Nice-to-Haves)

• Advanced Certifications: Master’s degree or professional accounting qualification (CPA, ACCA, CMA, or equivalent) is a plus.

• Dashboard & Analytics Tools: Hands-on experience or familiarity with FORMA, Power BI, or similar management dashboard pilots.

• Project Governance: Background in handling health & safety, sustainability, or campus-level capital expenditure projects.
